What your scheme will require, before you present it
We check what the property carries and what your scheme triggers: title and rights, and exactly what will need neighbours’ consent, a majority in the building, or a house-committee decision. You present a scheme that can be built, not one that comes back after the client has fallen for it.

Your specification, as a document that binds the contractor
Your drawings and specification go in as an annex to the contract with the contractor, with a proper mechanism for variations and approvals. A material is not substituted because that is how it worked out. It is not substituted because that is what the contract says.

Your client signs from wherever they are
Powers of attorney, apostille and remote identification, prepared in advance. A decision does not stall for a fortnight because somebody has to fly in to sign.
